At this point, we would like to welcome you to the 2025 results of the first quarter of Franklin Street Properties Corp. All lines are placed in the mute to prevent background noise. Good morning and welcome to Franklin Street Properties’ first quarter revenue call for 2025. Join me this morning with our CEO, George Carter. John Disadvantage, Chief Financial Officer. Jeff Carter, President and Chief Investment Officer. John Donahue, president of FSP Property Management. Also joining me this morning is Toby Daley and Will Friend, Executive Vice President of FSP Property Management.
